Our Real Estate Practice
The purchase of a home is an exciting yet stressful time, particularly for a first-time buyer. To protect your interests and ensure a smooth and trouble-free transaction, the help of an experienced residential real estate lawyer is invaluable.
At Mariano & Coiro, P.C., we have helped thousands of homebuyers and sellers conclude successful transactions. We have the experience, knowledge and resources needed to handle your transaction. Don’t entrust what is arguably the single most significant economic transaction of your life to a title company, which can offer you no legal advice or direction, or another attorney lacking in true real estate experience.

Since 1987, Mariano & Coiro, P.C., has facilitated more than 20,000 real estate closings in Central New Jersey. Our experience enables us to quickly complete all required tasks in a closing. If we spot a problem, we can take steps to solve that problem in a timely manner.
Our firm can advise and represent you at all stages of the real estate transaction process. For the buyer or seller, we will:
- Help you successfully navigate through the attorney review process by reviewing your real estate contract thoroughly, and making the required changes to better protect your interests
- Review all inspection reports
- Negotiate repairs of structural problems, replacement of components, and otherwise address any other home inspection issue or problem
- Order and review all title, judgment, municipal and property history searches to insure clear title for buyers, and removal and cancellation of all seller liens
- Make sure that all title issues are addressed, cleared and insured by the title company
- Represent you at the closing
- Record the deed and related documents, and cancel all liens as required
Our goal in every case is to achieve a smooth and trouble-free transaction. You have enough to worry about. Let us take the mystery and complexity out of your home purchase or sale.
Protecting Your Interests
Many title companies and banks actively discourage you from using your own attorney, by offering to conduct your closing for a “low” fee or “no” fee. But you need to understand that in most such cases, the bank either owns or has a financial relationship with the title company to which they refer you. In turn, the title company will make money by selling you title insurance and other services, instead of protecting your interests, which they are not legally permitted to do. No one except your own lawyer can protect your legal interests in a real estate transaction. If you choose the enticing “low fee” or “no fee” title company option, you will be forced to sign a document acknowledging that the bank or title company cannot give you any legal advice, and if there are any legal questions or problems, you are on your own. Can you imagine dealing with a title or inspection issue without the advice and counsel of your own attorney? It would be akin to deciding which medicine to take when you’re ill, without the advice and guidance of your doctor.
Mariano & Coiro, P.C., will use our experience and knowledge to protect your rights and interests at every stage of the process. We don’t work for the bank or title company — we work for YOU.
