  • Order and review all title, judgment, municipal and property history searches to insure clear title for buyers, and removal and cancellation of all seller liens
  • Make sure that all title issues are addressed, cleared and insured by the title company
  • Represent you at the closing
  • Record the deed and related documents, and cancel all liens as required

At times, title companies and banks actively discourage you from using your own attorney, by offering to conduct your closing for a “low” fee or “no” fee. But you need to understand that in most such cases, the bank either owns or has a financial relationship with the title company to which they refer you.

No one except your own lawyer can protect your legal interests in a real estate transaction. Can you imagine dealing with a title or inspection issue without the advice and counsel of your own attorney?
